EXPERIENCED PROPERTY/MAINTENANCE MANAGER REQUIRED FOR EXCITING ROLE IN BERMUDA

An experienced and highly organised Property Manager is required to oversee the daily operations and long-term maintenance of a private HNW family residence in Bermuda. A secondary home to the family, this pivotal role will ensure that the property is maintained to the highest standards of luxury, comfort, and security. The Property Manager will act as the main liaison between the Principals, the Residence Management Board, and the wider household team, facilitating seamless communication and efficient execution of all property-related activities. The ideal candidate will demonstrate professionalism, discretion, and a proactive approach to estate management, ensuring that every aspect of the property reflects the owners’ expectations of excellence.
Working closely with the Principals and other key stakeholders, the Property Manager will be responsible for the coordination of all property operations, including daily inspections, preventative maintenance, and management of repairs, projects, and contractors. This hands-on position requires a strong understanding of both structural and aesthetic upkeep, as well as the ability to manage budgets, negotiate with vendors, and oversee service contracts. The successful candidate will maintain strong relationships with staff, neighbours, and suppliers, while fostering a positive and professional work environment across the estate.
Leadership and people management are key components of the role. The Property Manager will guide, support, and motivate staff, setting high performance standards, ensuring compliance with safety procedures, and maintaining consistency in service delivery. They will oversee administrative functions such as scheduling, training, payroll, and procurement, ensuring the smooth operation of the residence. In addition, they will uphold strict confidentiality and discretion at all times, showing sound judgment when handling sensitive or personal matters related to the family’s lifestyle.

Ideally, the Property Manager will have the legal right to live and work in Bermuda already, however the Principals are willing to offer a relocation package and support with obtaining a work permit for the ideal candidate. Accommodation will also be offered as part of the package.
DUTIES TO INCLUDE BUT NOT LIMITED TO:
- Oversee and maintain all residential properties to the owners’ standards of excellence
- Conduct daily inspections and ensure the cleanliness, safety, and security of all areas and taking a hands-on approach with all maintenance-related tasks
- Coordinate maintenance, renovation, and construction projects, managing contractors and budgets
- Lead, train, and evaluate household staff, maintaining high service and presentation standards
- Oversee procurement, inventory, and vendor contracts, ensuring cost efficiency
- Support household security procedures and emergency preparedness
- Act as liaison between the Principals, household staff, and external partners
- Manage household finances, payroll, and reporting
ESSENTIAL CRITERIA:
· Minimum 3–5 years’ experience in luxury residential property management
· Exceptional attention to detail and understanding of luxury household operations
· Professional communication skills with fluency in English (Spanish an advantage)
· Proficient in Microsoft Office and familiar with budgeting and reporting processes
· Full driver’s licence and flexibility to work varied hours, including on-call availability
· Physically fit, able to perform inspections and daily hands-on tasks, including lifting objects
· Legally permitted to work and reside in Bermuda (ideally)
· Excellent checkable reference
